Reminder “Meet the Developer” Tonight from 5 p.m. – 7 p.m.

The development team, Team Midtown (KDC/Cienda Partners), continues their “Meet the Developer” meetings every other Tuesday from 5 p.m. – 7 p.m. in a virtual format.  Tonight the “Meet the Developer” meeting topic is Film, Education, and Jobs. These “Meet the Developer Meetings” are an essential first step in the continuing community engagement process. The “Meet the Developer” meetings are designed to be a two-way street, to gather public input while sharing information. The public has an opportunity to ask questions and learn more about the initial ideas, and the developer gets a better understanding of the public’s goals and aspirations. The series topics are being based on areas where residents expressed the most interest and will continue with sessions that focus on Housing & Affordability along with Healthy Communities.

Team Midtown (KDC/Cienda partners) has outlined a proposed development approach that is intended to produce new mixed-income affordable housing, create jobs through multimedia and film studio expansion, and create space for recreation, as well as arts and cultural events. The developers’ proposal outlines a healthy communities vision on the 64-acre site that includes collaborations with YouthWorks and Christus St. Vincent Regional Medical Center, as well as HomeWise, Yes Housing, Santa Fe Art Institute, and other local organizations, companies, and businesses with a commitment to creating equitable and healthy communities.

KDC is a Dallas-based development company with strong local ties, including a partnership with Cienda Partners, which worked on such iconic Santa Fe projects and Las Campanas, El Rey Court and La Fonda Hotel.

In collaboration with the City and the communities of Santa Fe, the development team will listen and explore what it will take to create a live-work-learn-play and shop district based on publically generated guidelines that will continue to be shaped by public engagement, site analysis, and economic studies.

Featured Questions of the Week

Are there going to be community events at the Midtown Site this summer?

The development team and the City are working with local community arts organizations to identify safe events to activate in the Midtown District. However, much of this early programming will depend on public health orders issued by the Governor and the Mayor, as well as general concern for maintaining a healthy Santa Fe.

Is the City selling the Midtown Site to Team Midtown Santa Fe?

The RFEI stated that “the City prefers to enter into a purchase/sale contract, but will consider a master lease contract, if the City, at its sole discretion, determines that a lease agreement is advantageous for the Project and the City.” The terms for purchase or lease of all or portions of the Midtown Site will be a subject of the Development and Disposition Agreement (“DDA”). The City will continue to do a financial analysis and based on public dialogue, the Governing Body will ultimately review the DDA for approval.

Will the City continue to pay the debt service owed on the Midtown Site while the ENA is in effect?

Yes, the City will continue to pay operating expenses, including debt service, until the City and developer establish purchase or lease terms as part of the DDA. However, as stated in the RFEI, the development team and City will work to identify early projects during the ENA period with an objective of reducing operating expenses and with the potential for operating income.
